Genova Residence Addition 

Bedrooms and bath are constructed on the upper level, with living space on the lower level of this traditional two-story addition. Its small size was determined by zoning setback regulations. To visually enlarge the resulting rooms, kitchen and family room are designed as one space, separated by a partial height wall and change in floor level. The resulting higher ceiling of the lower living room also increases its perceived volume.

A kitchen window seating alcove flanked by two closets provides the owner's requested bay window seat in lieu of a bay projecting into the zoning setback line.
